Those of us who are out there on a daily basis in the real estate marketplace are seeing significant changes in market dynamics.  Numbers of pending sales are soaring in the lower priced, entry level markets.  Mulitple offers are becoming commonplace on many properties, and buyers are getting outbid.  Because these transactions haven't closed yet, the sales numbers are not yet reflecting these shifts - or they are ignoring them, because they are caught up in the negative news aspect of the real estate market.  For example, last month in one zip code area of Antioch, CA, the number of sales was 205% higher than for the same month in 2007!  That is huge!

Mid and upper range properties may not be seeing the same "surge" yet, but traditionally real estate market recoveries start at the lower priced homes.  As those homeowners are able to sell, they can now move up to higher priced homes - the "trickle up" theory in practice. 

Successful buyers and investors do not follow what the media presents... they do their own research and evaluation.  Right now, the leading indicators in real estate are showing a powerful shift.  Watch for major changes in the real estate markets in the coming months.....
